Residential vs. Commercial Welding in Michigan: Key Differences Explained

Welding is welding — but residential and commercial projects are governed by different codes, require different documentation, and carry different liability implications. Understanding the differences helps property owners and contractors communicate more clearly with their welding contractor and set accurate expectations from the start.

Code requirements are the most significant difference. Residential work in Michigan is governed by the Michigan Residential Code (MRC), which is less stringent than the International Building Code (IBC) that applies to commercial construction. Commercial railings must be 42 inches high versus 36 for residential. Commercial structural welds often require engineer-stamped drawings and third-party inspection that residential work typically does not.

Documentation is far more extensive on commercial jobs. Commercial clients typically require certificates of insurance with specific coverage minimums, copies of welder qualifications or certifications, material certifications (mill certs) for structural steel, and weld inspection records. Scale and scheduling differ substantially. Residential jobs are often completed in one to three days with a small crew. Commercial structural steel projects may span several weeks, involve phased fabrication and installation, and require coordination with general contractors, inspectors, and other trades.

Liability is higher on commercial work. A failed railing in a restaurant or a collapsed mezzanine platform in a warehouse creates legal exposure far beyond a residential railing issue.
